Commercial buyers are not selecting a contractor for one visible finish. They are selecting the team that will interpret the documents, procure the trades, manage the property, surface risk and keep hundreds of small decisions aligned with an opening, lease or operational date.
Clean site work and a tidy finish, coordinated with your engineers, the other trades, and the surrounding site conditions, built to the engineered drawings and the applicable codes.
Normalize the document dates, scope, allowances, exclusions, alternates, schedule assumptions and owner responsibilities. A lower total may omit work included elsewhere. Review the proposed team and schedule logic along with the price.
Ask who will run the project, which similar constraints the team has managed, how trade partners are selected, what controls the schedule, how changes are documented and what reporting you will receive. Use a real project issue to test the answer.

Not necessarily. First confirm that bidders priced the same work and schedule conditions. Scope gaps, broad allowances, missing logistics or unrealistic procurement assumptions can move cost and risk back to the owner after award.
The choice depends on design completeness, desired single-point responsibility, urgency, cost transparency and the owner’s capacity to hold contracts. General contracting, design-build and construction management allocate those responsibilities differently. The owner should select the model before comparing proposals.
Yes. During preconstruction we can identify missing information, test constructability, develop schedule logic and prepare estimates based on stated assumptions. Pricing certainty improves as design decisions and site conditions become better defined.
