The condominium board oversees decisions for corporation-managed common elements, supported by the property manager and project consultants. The corporation should also follow its declaration, by-laws, rules and procurement procedures, while the municipality reviews permit work where required.
Permit requirements depend on the scope. Changes affecting partitions, exits, accessibility, plumbing, HVAC, fire protection, fire alarm or structural support may require municipal review. The project consultant confirms the applicable submission with the local building department.
Ardenvale uses planned hoarding, protected routes, designated debris removal, work-hour controls and communication with building management. Dust-producing activity and service shutdowns are sequenced so the occupied side can be prepared before work begins.
Cost drivers include area, demolition, substrate condition, finish selection, custom millwork, feature walls, ceiling height, entrance changes, building-system modifications, access restrictions, phasing and permit requirements. A site review and defined design are needed for a project-specific quotation.
Yes. We coordinate the construction interfaces for access control, cameras, intercoms, power, data and millwork with the building’s security provider and management team. Responsibilities for programming, equipment and final commissioning are identified in the scope.
